1. CONFIRMING YOUR RESERVATION

We receive your reservation request either through our website or an outside agent. We will notify you by e-mail if your reservation dates are available. If available and you wish to reserve these dates, we require a rental deposit of 50% of your total if your arrival is more than 90 days out. 90 days prior to your arrival your balance is due in full. Credit card payments can be made through Paypal. You do not have to have a PayPal account to use your credit card. A PayPal money request can be e-mailed upon request. If you live in the U.S. and there is sufficient time to recieve funds by mail rather than PayPal, I will send you the details for mailing a check. Due to past experiences, I am sorry but RESERVATION DATES CANNOT BE HELD WITHOUT A DEPOSIT.

 

2. CANCELATION & REFUND POLICY

Once you have reserved your dates the following scale is used to issue refunds:

Cancellations 91 days or more before reservation - 2 night rental fee deducted from refund Cancellations 90 - 60 days before reservation - 50% of total deducted from refund Cancelations 59 days or less before a reservation - we offer no refunds unless we can rebook all your dates.

 

Changing dates is seen as canceling a reservation and rebooking it. So the same cancelation policies hold for changing or moving a reservation. Since most reservations are made 5 to 6 months out cancellations cost us enormously if we do not have a strict cancelation policy. Vacation insurance policies are available through various insurance agencies which cover your cost would you need to cancel your reservation due to unforeseen circumstances. If you must cancel and we can rebook all your dates we will gladly reimburse you your moneys paid minus a 1 day rent rebooking.

 

3. OCUPPANCY - Bella Lucia comfortably accomodates up to 4 persons. During your reservation process you will be required to list the number of people in your party. At no time can more than 4people stay in the house unless prior permission has been granted. If the number of people changes we must be notified by e-mail. We reserve the right to cancel your reservation if more than 4 persons reside in the house without prior permission from the owners. No more than 4 outside guests are allowed on the property at one time. Larger parties must be approved by the owners and the premises rented at an extra fee under special events. We also do not allow overnight guests that are not listed on the client information form.

 

4. CHILDREN - Bella Lucia may have design elements that are potentailly dangerous for children such as stairs, fountains and a swimming pool. It is important that your children are supervised at all times. The renter agrees to be responsible for the health, safety , and damages associated with their children.

 

5. PETS Clients with pets must receive prior permission from the owners concerning the presence of any pets. The renter agrees to be responsible for any damages caused by your pet.

 

6. SMOKINGNo indoor smoking is allowed

 

7. SECURITY & PERSONAL PROPERTYTo insure the safety of all guests and their possesions, you are asked to lock the entrance doors  and all exterioer doors to the property whenever you leave it.  Bella Lucia assumes no responsibility for the loss of any personal items.

 

8. DAMAGE DEPOSITA damage deposit equal to one night's rental fee is to be paid at the time of your reservation. This deposit will be returned no more than 15 days after you depart, assuming no damage has been reported. You will not be held responsible for normal wear and tear of items in the house.. We ask that you do not use self tanners, or henna tattoos. They will stain and ruin our sheets and towels. Deductions for lost key - $50 Lost remote for TV or A/C - $100 (We are transitioning over to using HomeAway's damage protection policies for a fee of $49 rather than a security deposit.)

 

9. LIABILITY, TERMS & CONDITIONSThese terms and conditions form a contract between the owners of Bella Lucia and the renters of Bella Lucia. Payment of your deposit is deemed as full and final acceptance of the terms and conditions for booking a reservation with Bella Lucia. By booking a reservation with Bella Lucia you agree to idemnify the owners , agents, and employees of Bella Lucia against any claim for liability for loss of personal property, personal injury, or death, or any claim whatsoever resulting from your residence or your guests residence at Bella Lucia.
